Most painting contractors guess where the next job is. It's in public records — the moment a house changes hands, a city cites a peeling exterior, or a renovation permit closes, a homeowner has a reason to hire a painter. This page counts those signals live, by city.
The 3 signals that predict a paint job
Recent buyers. County deed and parcel-sales records are public. A homeowner who just closed repaints interiors before the furniture arrives and has no incumbent painter. We track 64,925 recent buyers right now, refreshed as county appraiser feeds update.
Exterior-paint and siding citations. Cities publish code-enforcement cases. An open notice for peeling paint, bare wood or failing siding carries a date to comply — the owner must hire a painter or face fines. Kansas City alone listed 795 homes under open exterior-paint citations on Sept 2, 2026, 566 of them past the comply date. We track 1,337 nationally.
Renovation permits. A closed kitchen, addition or remodel permit means finish work is next. 31 such permits are in the current window.

Methodology. BellAveGo aggregates public records nightly — county property-appraiser and recorder sales feeds (JaxGIS, Orange and Hillsborough County appraisers, Los Angeles County assessor, and others), municipal code-enforcement datasets (e.g. data.kcmo.org Property Violations, NYC HPD), and building-permit feeds. A record counts as a painting-demand signal when it is a residential parcel with a sale in the last 120 days, an open exterior-surface / paint / siding violation, or a closed renovation permit.
